Landlord Association for Northern Ireland
The Landlords Association for Northern Ireland In 1989, a small group of landlords from East and South Belfast formed the South and East Belfast Landlords Association. Over the next ten years the membership grew and began to encompass landlords from all over Northern Ireland necessating. With a goal of achieving standard practice and representing landlords needs throughout Northern Ireland, in 1998 the Association was renamed the Landlords Association for Northern Ireland. With an increasing membership and a need for admin. support, in 1999, the Association opened an office in Belfast and in the same year became affiliated to the National Federation of Residential Landlords. Twelve members serve on committee, each preforming a deticated role. They meet generally at least once a month, except during the summer months. The primary purpose is to provide effective representation to negotiate with Statutory bodies and other bodies on matters of common interest. To protect and promote the interests of Landlords. Additionally they organise 3/4 general meetings and 3 /4 News Letters a year. All members agree to do their upmost to improve and maintain the general environment and housing stock in paricular with the objective of improving the condition of life for tenants and other residents.

Gloucestershire Landlords Association
About the Gloucestershire Landlords Association The association is made up of private landlords who rent out living accommodation. Membership varies from those who maybe just rent out one or two rooms to those with many properties. Some of our members deal with flats, some with bedsits or house shares and others with bed and breakfast. We hold regular meetings and arrange for speakers on a wide range of related topics. One of the most valuable benefits of membership is the ability to discuss problems or share experience with other members in similar situations. The association is completely independent of any authority and is run by landlords and agents. The association is a member of the National Federation of Residential Landlords which gives us a strong voice nationally and some very competitive insurance rates. The North Staffordshire Landlords Association, (NSLA), was formed in 2000, and has sought to assist Landlords in the North Staffordshire Region of England, with an array of problems. The Association currently represents over one hundred landlords who in turn rent out over 1,000 properties. SELBY DISTRICT AND RESIDENTIAL LANDLORD'S ASSOCIATION- MAKING A POSITIVE IMPACT ON RENTED PROPERTY The availability of good quality well-managed property helps to attract people who will benefit the community, and therefore, the town of Selby itself. AREA POTENTIAL The true potential of Selby as a place to live and work is perhaps not always appreciated. We are fortunate to have a busy market town with the furthest inland port in the country, its own canal system complete with boatyard, and an attractive railway station that boasts excellent communications with the rest of the country, which are now even further improved with the advent of the London rail link, the Manchester airport link, and the Selby bypass (now in progress). Selby also has good care facilities: the hospital, fire service, ambulance and police station are all well placed within the town, as is the local bus station which lies adjacent to the railway station. Selby also boasts good leisure facilities in the form of Abbey Leisure. Selby is now in an excellent position for positive growth, with the backing of a committed and enthusiastic MP in John Grogan. Selby District is a good place to live and an encouraging place to run a business from. The advantages of running a business from Selby have been highlighted in a report released in May 2001 by Experian a large Information Solutions company surveying over 430 towns and cities in Britain. Selby was found to be the third most profitable town/city in Britain. Press Experian for the full report. The town has been very fortunate in being selected by Government Agencies to be the third town in the country (after Maldon and Stratford-on-Avon) which is to have a large investment made into designing its future. This will raise awareness of Selby’s environmental character and produce guidance on how the people of Selby want their town to evolve. Press Town Design. GROUP EFFORT Selby has benefited enormously from the efforts of many local people and groups, many of whom work on a voluntary basis. MAINTAINING THE DISTRICT’S CHARACTER Selby is a distinctive town and efforts to preserve and maintain the area will produce positive results. In order to attract enterprising and entrepreneurial people to the district, however, good quality rented property needs to be made readily available. To quote from the National Federation of Residential Landlords 1999 conference: ‘The average age of the first time house buyer has increased from 21 years in 1989 to 29 years in 1999’. These and other factors have increased the rented market. THE ASSOCIATION Since its formation in mid 1999, the Selby & District Residential Landlord’s Association has developed into a strong local network of Landlords & Landladies who are encouraged to really care about their properties and tenants. The group is given additional support from the National Federation of Residential Landlords, which provides representation at national level and also organise courses based on various aspects of the letting industry. They produce the excellent ‘Residential Renting Journal’, and provide a competitive specialist property insurance. IMPROVING PROPERTY A good standard of property enables the Landlord to obtain the most suitable tenants. The SDRLA is also assisting in this area by encouraging the development of pleasant and welcoming accommodation. The SDRLA also works closely with Selby District Council, which can help to save time and money on matters such as grants, housing benefit and planning/environmental aspects, etc. INCREASING YOUR INVESTMENT One major advantage of owning property to let is that it can form a very cost-effective pension in the future. The big gain here is the price rise of the property in the long term. Increasing the appeal of the area is bound to give an extra boost to values. It is also worth emphasising here that any effort put into community projects and a continued support of the local shops/facilities, etc by local people will be of additional benefit to the location, as rental income and property prices are likely to drop if these areas are neglected. MEETINGS The SDRLA meetings to date have been sociable and informative affairs. Members receive regular copies of the Residential Renting Journal plus a comprehensive guide to letting property, which is produced by the NFRL. Guest speakers are also invited to give presentations at meetings, which in the past have included: · Tenancy Agreements · Grants & Guidelines · Tax implications · Referencing/Rent Guarantee Schemes and Tenants Contents/Landlord’s Insurance. · Raising the capital for investment property · Creating a welcoming, appealing property · Property Building Insurance – special needs for rented property · Housing Benefits · Fire regulations, furniture and gas regulations

With membership there is a one-off joining fee of £30.00 to cover administrative costs and included in this fee all new members will receive an invaluable practical guide for landlords free of charge, updated when necessary (cover price of this reference book is normally £15.00). Membership fees are normally tax deductible.

The Association was founded by six Stranraer landlords as "Wigtownshire Landlords Association" in 1994. In 1999 after the AGM, it changed its name to "South of Scotland Private Landlords Association" to reflect its ever-growing membership in South West Scotland. The sspla has members from Glasgow to Stranraer to Dumfries and the Borders. The Association is the largest in Scotland and continues to grow as a strong voice for landlords in Scotland. In 1996 the sspla joined the National Federation of Residential Landlords and has a representative, Bill Muir, on the council of the National Federation of Residential Landlords. Its members manage over 30,000 residential tenancies in the United Kingdom. Members own more than £1.2 billion worth of property. The sspla have forged links with local authorities, MP's, MSP's the Scottish Executive, Shelter etc., has encouraged the forming of other Associations in Scotland with Barry Johnston of the National Federation of Residential Landlords. The sspla is totally committed to the aims of the National Federation of Residential Landlords in the United Kingdom. Over the next year the Association hope to increase further the membership; the more members we have the stronger the voice we have in Westminster and the Scottish Parliament with our NFRL representative at the heart of government. The sspla welcomes new members from all over Scotland and will direct you to your nearest landlords association. The sspla will give help to the forming of local landlords associations in Scotland. The way forward for landlords in Scotland and the UK is to form into Landlords Associations as member Associations of the NFRL with one voice speaking for landlords in Scotland and the UK.
